If you’ve driven along the N1 in Midrand, Gauteng over the past few months, you would certainly have noted the gleaming new signage on Adapt IT’s beautiful new office building which has now been completed after months of careful planning and excited anticipation.
Adapt IT took over the keys to the first phase of their brand new office development at the end of February 2018, before moving into the second phase in August 2018. This is the second new office development undertaken by JT Ross Property Group for the listed ICT company over the past decade.
JT Ross developed Adapt IT’s Durban head office in 2009 on La Lucia Ridge. As their current Landlord, Adapt IT opted to work with the property development group again on the Midrand venture. The project was initiated in 2015 to address company growth and centralise business operations for Adapt IT with building commencing in November 2016.
With various business units in differing locations around Johannesburg, Adapt IT sought to consolidate the business into one custom designed office space, fulfilling their requirements for sufficient training facilities, consolidated business operations and plenty of open plan, adaptable work space. Their location between Johannesburg and Pretoria is absolutely ideal with freeway exposure onto the N1 and close proximity to the Gautrain route.
The 18 500 square meter building incorporates mainly open plan offices with collaborative meeting rooms. Ample training facilities form an important aspect of the project and a “coffee shop” links the meeting areas and training facilities. Open spaces spill out from several training rooms and pause areas, maximising the ground level outdoor space.
Plenty of shaded and basement parking is provided to facilitate the offices, which now accommodates approximately 1000 people.
Responsible developing
The development involved an empowerment drive whereby local business forums sourced suitably qualified sub-contractors to work on the building and employed members of the local community where possible. The project team also assisted a number of sub contractors with accreditations, supporting these SME’s in gaining traction within the industry.
The commercial office space is efficiently designed to minimise energy consumption and reduce water use. Groundwater was harvested on the property, providing a water supply used for flushing of toilets and irrigation of landscaping.
The Professional Team includes Empowered Spaces, Sutherland, MLC Quantity Surveyors, BD&O Consulting Engineers, CPE Electrical Engineers, VIP Consulting Engineers and Adengo Fire Consultants. JLL undertook the role of tenant and client requirement co-ordination.
