In today’s world of rapid paced technology, political sensation and unanticipated opportunity, it’s little wonder we can be nervous about signing a three, five or ten year lease agreement for offices and warehousing to operate from.
Flexibility, scope and reason. These are differentiating factors that can make all the difference to your business adapting down the line and something that JT Ross Property Group strives to facilitate. With a significant portfolio of properties nationally, and a track record of clients growing within this portfolio, it’s clear to see that relationships and business needs are highly regarded at JT Ross.
While lease agreements are legally binding, for the protection of both parties, it’s also important to enable growth for tenants into larger facilities, either within a business park and precinct, or sometimes a relocation or expansion into another province. Similarly, during periods of consolidation, it’s vital for the property owner to consider everything within the portfolio and within their means to make this happen for an occupier. Timing may not always be opportune, but in more cases than not, JT Ross has aligned with tenants to find appropriate solutions that allow for progress.
This flexibility is evident in many of our business dealings and some recent scenarios are highlighted below.
Jonssons Workwear is a long term, valued associate and has been a tenant at Lion Match Office Park for 15 years. The business has grown exponentially and expanded nationally with warehousing facilities and offices. JT Ross has been on this journey alongside them, with relocations within the Durban office park and more recently growing into larger warehousing facilities in Plumbago Business Park in Johannesburg. Jonssons Workwear lease and own property which has been facilitated through JT Ross Property Group.
Xylem Water Solutions South Africa recently relocated from their smaller Multipark facilities in Plumbago Business and Logistics Park to a new 11 000 square meter logistics warehouse developed by JT Ross to accommodate the consolidation of their numerous business facilities within the Gauteng region. The new warehouse is also based within Plumbago Business and Logistics Park, expediting a smooth, cost effective transition for the company.
“Plumbago logistics park has been designed to facilitate growth and ensure that we can accommodate the needs of tenants who have opted to locate their warehouses and offices here.” explains Graeme Green, Executive Director at JT Ross Property Group.
In Cornubia, Digistics have recently opted to expand their warehouse within the Industrial Park, thereby extending and adapting the agreement with developer and owner JT Ross Property Group. After a pioneering move to the area in 2013, the established FMCG business sought to consolidate it’s operation and add to the cold storage warehousing.
“Fortunately, as a property owner and developer, JT Ross is well placed to address ongoing tenant requirements and offer warehousing solutions specifically designed to provide height and accessibility.” said Grant Smith of JT Ross Developments in Durban.
South of Durban, in Congella, Over 50 000 square meters of workshop and manufacturing space at 265 Sydney Road was redeveloped into warehousing to accommodate the relocation, expansion and consolidation of several logistics tenants including Heneways and Monteagle Logistics who are now perfectly located close to the port, enabling them to optimise their operations exponentially.
JT Ross brings a unique offering to the market and a thorough understanding of a logistics operation. The group can assist operators with responding to industry changes, offering movement within a portfolio of strategically located logistics park and free standing warehouses around South Africa.
